Hampton Bays Beach House

This project was far from a new construction project. It was a comprehensive remodel. It was one of those projects where one would have to take a step back and modify actions as necessary to accommodate the needs of the structure. Experienced builders know that extensive remodels can come with a wide range of surprises because of the nature of the existing structure. With this particular project, one can see that it is an original beach house in Hampton Bays NY. The beach house was in the family for two generations. Therefore, the property held significant sentimental value. Our task was to transform it into a new beach retreat for their growing extended family. This would become the new beach house for the next generation.


The old house and foundation was built well and maintained through the generations, so our team was comfortable with its structural integrity. Therefore, we started with the tear-down process and then moved toward the foundation extension. The photos show our progression from demolition to new foundation. You will see how we combined the demolition and foundation process, this was to maintain the structural integrity of the building throughout the initial phases of our project.


The property is located 500 feet from The Great Peconic Bay, Long Island NY. The ground is sandy in its consistency, which makes the excavation process more difficult. The property is narrow and we had to develop a safe and comprehensive shoring plan so we can build onto the house with a full 8’ basement foundation. Despite the challenges present, we were able to set down the foundation and move forward with the framing of the addition. The idea of shoring was a common theme throughout this project; much like we had to while we set the foundation, we had to do likewise for the chimney after we removed the 2nd floor walls and roof structure. We secured the chimney and extended the top to make our new elevated roof line. Keeping the existing fireplace and chimney were important to the owners as an original feature of the old beach house.


After completion of the foundation, wall, and floor framing, we moved onto the roof structure. The roof structure was ornate in its design with 5 different roof lines all merging into one impressive completion to our structure. The 2nd floor deck on the front of the house, provides all the views one can imagine of a summer’s day on the east end of Long Island. We completed the exterior with architectural roofing shingles, exterior pvc trim, and cement board dutch lap siding.


Our next focus was the guts of the house. All new electrical with a new underground service was installed. We installed new plumbing throughout, and a new Innovative/Alternative waste septic system installed on the property to complete the modernization of the building to our new environmentally friendlier footprint. With the environment in mind, we installed spray foam insulation in all the walls and floor, and new high seer HVAC units that will provide the heating and cooling for the house.


Finishing the interior of the house is where the sense of “home” is recreated in a house. Oak hardwood floors throughout, shaker style kitchen cabinetry with a glass tile backsplash, craftsman style moldings and panel doors, ship-lap on the feature wall of the living room, subway tile in the bathrooms; these are all just some of the perfectly planned finishes that were installed to finalize our new beach house.
